The project “THE SUN AVENUE” located at Mai Chi Tho Street, An Phu Ward, District 2, Ho Chi Minh City. This project is a complex of 8 high-rise buildings, 2 basements for parking and technical systems, Ground floor to 4th floor are used as a commercial & office areas, the other floors are used as apartments.
 The project consists of 8 towers, of which the S1 tower is 31 stories high, S2, S3, S4, S5, and S6 towers are 32 storeys, the S7 tower is 31 stories and the S8 tower is 29 stories. Towers S1, S2, S3 and S4 stand in isolation with each other. Each tower has a podium of 5-storeys. All floors from floor 6 and above of towers are used for apartment purposes. The S5 and S6, S7 and S8 towers have a 5-storey podium. Similarly, the podium is used for commercial use, floors of S5, S6, and S7 tower blocks are used for apartment purposes, while the tower block of S8 tower is used for officetel.
The entire project has a common basement 1 extending from tower S1 to tower S8, while basement 2 only extends from tower S1 to tower S4.
The foundation system used for the project is a bored pile foundation with the diameters of 1200mm and 1000mm supporting the lift core and shear walls of the tower blocks. The columns of low-rise podium blocks are supported on a 600mm diameter driven piles system.
Structural form for basement floors 1 is the traditional reinforced concrete flat slab system with column heads.
The structural system for the ground floor is the traditional reinforced concrete beam slab system. Floor thickness is 200mm, floor area outside the base block is designed to withstand 40 tonnes fire engine load. The upper floors in the podium and tower is the post-tensioned concrete flat slab, the floor thickness varies depending on the function of commercial, office or apartment usage.
The whole system of basement works is poured in place. Structural form for basement floors 1 is the traditional reinforced concrete flat floor system with column caps. The maximum height of the pillars is expected to be 500mm including 250mm thick floor. Tunnel 2 is designed with a thickness of 400mm to withstand the floating pressure.
Along the perimeter, 300mm thick reinforced concrete wall is arranged as a partition between the basement and the outer soil and at the same time to prevent water from penetrating into the basement.
Electrical System:
The project is supplied from an MVSG through transformer station in the Electrical Room on basement 1. Medium voltage source supply for tower 1, 2 are 3 transformers 1600KVA and 1 transformer 1000KVA. For tower 3, 4 are 2 transformers 1600KVA, 1 transformer 2000KVA and 1 transformer 1250KVA. For tower 5, 6 are 1 transformer 2500KVA and 2 transformers 1250KVA. For tower 7, 8 are 2 transformers 1600KVA and 1 transformer 1250KVA.
Use 01 generator with capacity 2000kVA, 2 generators 1600KVA, 4 generators 1250KVA, 1 generator 1000KVA, 1 generator 440KVA.
Air Conditioning And Ventilation System
VRV solutions are applied to large areas, retail to ensure the adequate temperature is provided for each region. Local solutions are applied to apartments to optimize management and operation.
Plumbing System
Water supply system: the centralized plan is applied for the project, The water is concentrated in the main water tank and then transferred to intermediate tanks at the towers to supply the entire building.
Hot water supply system: indirect water heater solution is used for each apartment, in order to save cost.
Drainage and wastewater treatment systems: 2-step treatment is used for buildings. Water after being treated in a septic tank will continue to be treated at the wastewater treatment plant before being escaping.
Fire Fighting And Prevention
As the building is more than 25 m high, it is a high rise building with automatic spinker system for parking, corridors, and apartments.
Low-risk areas such as lounges, corridors, apartments, the sprinkler system are designed with a pressure of 0.5 bar. Medium risk areas such as parking, the sprinkler system is designed with a pressure higher 0.5 bar
