This project SJC Tower located in District 1, Ho Chi Minh City, Viet Nam. The development consists of 1 tower of 40 storeys for residential, with 5 basements for car parking and technical rooms, the podium has 6 floors for commercial. The proposed foundation systems are the Barrette pile 1000x2800 to provide the support for the lift core walls and the column/shear walls of the towers and the podium.
Six levels of basements are proposed for this building. These underground levels basically accommodate for commercial, car parking and plant rooms. The structural form used for basement 6 is a raft foundation on barrettes. The proposed thickness of the pile caps is 3000mm and basement 6 slab is 800mm. Whilst the basement 5 to basement 1 floor is proposed to use reinforced concrete flat slab having 250~300mm thick together with column heads of 500mm deep. Diaphragm wall 1200mm thick is provided along the perimeter of the basements.
The structural system for the podium floors is a traditional reinforced concrete beam/ slab system, whilst the flat slab system with perimeter beams are proposed for the tower floors. In the podium floors, primary beams supported by the columns are arranged in orthogonal directions. Slab thickness to be 200mm.
Areas outside the podium footprint are made of reinforced concrete beam/slab system. Floor 250mm thick and has been designed to withstand the 18 tonnes fire engines.
Electrical System:
Supply from an MVSG through transformer station in the Electrical Room in Basement 1. The Transformer including 1250 KVA and 1600KVA. Use the generator with capacity 1250KVA and 1600KVA supply for all priority electrical loads for the project.
Air Conditioning And Ventilation System
Chiller solutions and fresh air system are applied to large areas: retail, office to ensure the adequate temperature is provided for each region. VRV solutions are applied to apartments to optimize management and operation.
Plumbing System
Water supply system: the centralized plan is applied for the project, The water is concentrated in the main water tank and then transferred to intermediate tanks at the towers to supply the entire building.
Hot water supply system: indirect water heater solution is used for each apartment, in order to save cost. Drainage and wastewater treatment systems: 2-step treatment is used for buildings. Water after being treated in a septic tank will continue to be treated at the wastewater treatment plant before being escaping.
Fire Fighting And Prevention
As the building is more than 25 m high, it is a high rise building with automatic spinker system for parking, corridors, and apartments. Low-risk areas such as lounges, corridors, apartments, the sprinkler system are designed with a pressure of 0.5 bar. Medium risk areas such as parking, the sprinkler system is designed with a pressure higher 0.5 bar
