NKC Chairman, Dr. Vinh Tran, is a Vietnamese British expert who has more than 20 year living in the United Kingdom. When he was living in Vietnam, he used to be a professor of Polytechnique University before he moved to UK and joined Ove Arup & Partners, one of the world leading consulting engineering firms.

During 21 year working here, he had undertaken numbers of major projects all around the world, in various fields of disciplines includes bridge, highway, civil & industrial, building and, especially, he is an outstanding expert in seism engineering. He also had assigned to be Project Manager for many of major projects in many different places in the world.

In 1996, he was assigned to work for an ODA project in Hanoi to assist Vietnam Construction Ministry to build the Vietnam construction standards. In 2000, he held the position of Resident Project Manager for Vietnam Urban Transportation Improvement Project in Ho Chi Minh City. Besides, he had also been Project Manager for numbers of Arup major projects in high rise building in Vietnam before become Chairman of NKC.

Projects

The project “THE SUN AVENUE” located at Mai Chi Tho Street, An Phu Ward, District 2, Ho Chi Minh City. This project is a complex of 8 high-rise buildings, 2 basements for parking and technical systems, Ground floor to 4th floor are used as a commercial & office areas, the other floors are used as apartments.

The project consists of 8 towers, of which the S1 tower is 31 stories high, S2, S3, S4, S5, and S6 towers are 32 storeys, the S7 tower is 31 stories and the S8 tower is 29 stories. Towers S1, S2, S3 and S4 stand in isolation with each other. Each tower has a podium of 5-storeys. All floors from floor 6 and above of towers are used for apartment purposes. The S5 and S6, S7 and S8 towers have a 5-storey podium. Similarly, the podium is used for commercial use, floors of S5, S6, and S7 tower blocks are used for apartment purposes, while the tower block of S8 tower is used for officetel.

The entire project has a common basement 1 extending from tower S1 to tower S8, while basement 2 only extends from tower S1 to tower S4.

The foundation system used for the project is a bored pile foundation with the diameters of 1200mm and 1000mm supporting the lift core and shear walls of the tower blocks. The columns of low-rise podium blocks are supported on a 600mm diameter driven piles system.

Structural form for basement floors 1 is the traditional reinforced concrete flat slab system with column heads.

The structural system for the ground floor is the traditional reinforced concrete beam slab system. Floor thickness is 200mm, floor area outside the base block is designed to withstand 40 tonnes fire engine load. The upper floors in the podium and tower is the post-tensioned concrete flat slab, the floor thickness varies depending on the function of commercial, office or apartment usage.

The whole system of basement works is poured in place. Structural form for basement floors 1 is the traditional reinforced concrete flat floor system with column caps. The maximum height of the pillars is expected to be 500mm including 250mm thick floor. Tunnel 2 is designed with a thickness of 400mm to withstand the floating pressure.

Along the perimeter, 300mm thick reinforced concrete wall is arranged as a partition between the basement and the outer soil and at the same time to prevent water from penetrating into the basement.

The Sun Avenue

Sunrise Riverside

The project Richstar Commercial Service and Apartment Area at 278 (Zone 1) and 241 (Zone 2) Hoa Binh, Hiep Tan Ward, Tan Phu District, Ho Chi Minh City. This building is a complex consisting of 7 towers of 22-storey each, a common basement for car parking and technical areas, the first floor is for commercial and office areas, the other floors are used for apartments.

Foundation system used for construction is pre-stressed precast driven pile foundation with a diameter of 600mm with different lengths depending on each specific positions. The tie beams are arranged in two directions to keep balance and stability for single pile caps and at the same time minimize the differential settlement between the raft foundations.

Along the perimeter, 300mm thick reinforced concrete wall is arranged as a partition between the basement and the outer soil and at the same time to prevent water from penetrating into the basement.

The main function of the second floor is used for motorbike parking. The structural system is a traditional beam-slab system with a floor thickness of 200 mm, having perimeter beams of 300x750mm. In general, the primary and secondary beams have a cross-section of 400x600mm. The main function is from the third floor to the 22nd floor which is for apartments. The structural system is also a traditional beam-slab system with a floor thickness of 150 mm and with a perimeter beam of 300x750mm. In general, the primary and secondary beams have a cross-section of 400x600mm.

Fire Fighting And Prevention

As the building is more than 25 m high, it is a high rise building with automatic spinker system for parking, corridors, and rooms.

Low-risk areas such as lounges, corridors, apartments, the sprinkler system are designed with a pressure of 0.5 bar

Richstar Residence

Richland Hill Complex

The project “Diamond Island-Phase 2”, located in Binh Khanh Ward, Binh Trung Tay, District 2, Ho Chi Minh City, Viet Nam. The development consists of 7 towers from 20 to 29 storeys. In which, Towers 1, 4 and 5 with 29 storeys. Tower 2 with 25 storeys, Tower 3 with 23 storeys. All of these towers have been used for residential.

The foundation system used for the project is the bored piled foundation with the diameters of 1200mm. The pile cap for single columns is proposed to having 2500mm thick. The raft foundation for lift core area is 3500mm from the top of basement 2. The slab for the basement is 300mm thick.

There are two basements under the 1st floor. These basements accommodate for parking and technical areas such as water tanks. The entrances to the building are from basement 2 going up basement 1 via the ramp system.

Diamond Island

The foundation system used for the project is a bored pile foundation with 1200mm and 1500mm diameters. The foundation system mainly uses single and thick 1500mm and 2500mm footings under wastewater treatment tanks and domestic water tanks, 3000mm thick slab are arranged under the lift core. Basement 4 has a thickness of 600mm to resist uplift.

Tower A is 31 storeys high and Tower B is 36 storeys high. Two towers are having similar functions, including 4 basements for car parking, technical areas and underground water tanks.

Rivergate Residence

The project "GardenGate Commercial - Service - Office & Apartment Area", located at 08 Hoang Minh Giam Street, Ward 9, Phu Nhuan District, Ho Chi Minh City. It is an office, commercial and apartment building including 02 basements and 22 storeys above ground. Basement is used for parking and technical rooms. From the ground floor to the 22nd floor is the commercial area, office, apartments and a roof top.

The foundation system used for the project is a bored pile foundation with different diameters of 800mm and 1200mm, depending on the specific locations. Tie beams are provided in two directions to keep balance and stability for single pile caps and at the same time minimize the differential settlement between raft foundations.

Gardengate Residence

The project called ”THE BOTANICA” situated at 104 Pho Quang Street, Tan Binh District, Ho Chi Minh City. This is a high rise building with 20 storeys, 2 basements for car parking and technical areas. Level 1 to Level 3 are used for commercial areas and the remaining floors above are used for apartments.

Pre-stressed precast driven pile system has been used, specifically these piles adopting the Japanese technology called “Basic Pile”. Based on the scale of the project, two piles of basic piles are used, 800mm diameter with 30m long and 600mm diameter with 30m measured from the underside of the pile caps.

The structural system for basement 1 has been the normal reinforced concrete flat slab with column heads. The maximum height of the column head is 500mm including the slab thickness of 250mm. Basement 2 has been designed as 400mm thick to withstand the uplift.

The structural system for the upper floors has been the traditional beam-slab system. Slab thickness of 150mm for the apartment and commercial areas, 250mm thick for landscape and swimming pool areas. Primary beams are having 400x600mm (width depth), and secondary beams in parallel with the primary beams are having dimensions of 400x500mm.

Electrical System:

Supply from an MVSG through transformer station in the Electrical Room in Basement 1. The Transformer including 2500 KVA and 1600KVA. Use a generator with capacity 840KVa, supply for all priority electrical loads for the project.

Electrical System:

Supply from an MVSG through transformer station at the Electrical Room in external area. The Transformer including 800 KVA for the auxiliary area and bedroom area. The generator must supply 100% Load.

Plumbing System

Water supply point 1km far from the project and differential heigh with the project is 25m.

Proposed solutions use intermediate pump system from connecting point to the project. Choosing the pump with 37Kw(1 standby, 1 prime). Building 1 pump station with area 40m2 to contain these pumps. Water tank installs in an auxiliary room with 400m3 including Domestic water, fire fighting water, and watering plants. Water is supplied by the pump system and inverter at auxiliary room to sanitary equipment, bathroom, swimming pool.
